Long Beach Island Bayfront Homes

The market for bayfront homes is usually rather competitive. At any given time there are approximately 75-100 active bayfront listings throughout the LBI real estate market. The price of a single family bayfront home will vary based on the size, location and the presence or absence of Riparian Rights. Generally speaking, vacant land and tear down bayfront building sites will sell in the $900,000-$1,500,000 range. Move in ready bayfront homes will usually sell in the $1,200,000-$4,000,000 range! LBI Bayfront Homes and Riparian Rights

For many, a bayfront home is appealing not only for the views, but also for the ability to dock a boat. Surprisingly however, not all bayfront homes are permitted to construct a dock! In order for a dock to be legally built, one of two permits must be attached to a property deed. They are:

  • Riparian Grant
  • Riparian Lease

Riparian rights essential equate to "ownership" of the land and water extending out from the "dry" property. These rights show on a survey of the property. Without them, building a dock would not be permitted as you would be building on State land! A riparian grant is true ownership of the property whereas the lease allows the homeowner to rent the land from the State of New Jersey. Both allow for construction and use of a dock and the annual cost is about the same for a grant or a lease.
