A few points to mention about the Brighton Beach NJ real estate market are:

  • The Oceanside of Brighton Beach saw most of its development during the 1960s, so it traditionally consisted mainly of Cape Cods or renovated homes.
  • This has changed in recent years as new homes have been built thanks to the increasing land values throughout the LBI real estate market.
  • Large parts of the bayside of Brighton Beach NJ was developed in the 1980’s and 1990's, so raised ranches on pilings can be found complimenting the traditional Cape Cod homes and newer construction homes.
  • Parts of Brighton Beach are at a lower elevation and, therefore can be prone to flooding.

Hurricane Sandy damaged many homes in Brighton Beach as the bayside area tends to be at a lower elevation than some other parts of LBI. Rebuilding proceeded with record speed, and the entire Brighton Beach area is renewed and better than ever! Like the rest of Long Beach Island, there are new homes on every street in Brighton Beach on both the bayside and the oceanside. Brighton Beach New Jersey is a quiet residential area with a few excellent restaurants, so it is ideal for a summer home or vacation rental!
